Selling a home is always a significant milestone, but when a friend reaches out to discuss selling their home, it becomes an even more rewarding experience. Recently, I had the pleasure of helping a  friend sell her beautiful home at 101 Hanken Dr in Kentfield. Here’s how we attracted the right buyer in just 5 days of being on the MLS and ensured a smooth closing process—despite a last-minute hiccup!

Starting Early: The Key to a Seamless Sale

One of the biggest advantages in this sale was timing. My friend contacted me early in the year, which gave us ample time to strategize. Her home had been meticulously cared for and recently remodeled, so we didn’t need to make major renovations or updates. However, even the most well-maintained homes can benefit from thoughtful preparation before hitting the market.

We decided to do a partial stage, adding simple yet impactful touches like accessories, plants, and rearranged furniture. This allowed the home’s best features to stand out—its open, airy spaces and breathtaking hillside views. A Last-Minute Challenge

On a Sunday, the A/C stopped working—an issue no seller wants to deal with so close to the finish line! Luckily, I was able to contact my trusted HVAC vendor, and they arrived first thing Monday morning to fix the problem. Thanks to their quick response, the repair was done in time, and we closed escrow as planned the following day.

The buyers are thrilled with their new home, and my friend is excited to begin the next chapter of her life. For me, this sale was a reminder of how important it is to start early, prepare thoughtfully, and have a network of reliable vendors on hand to address any last-minute surprises.   • Goodwill will accept everything BUT furniture, medical equipment, bed frames, and bedding materials, large appliances, printer ink, or toner.
  • We will have an on-site shredder for those boxes of papers you’ve been meaning to dispose of.
  • Think Pink & Green sends everything else to its rightful place. They recycle as much as possible so very little ends up in a landfill, including electronics. They will take almost anything except hazardous materials.
This year, for the first time, we are collecting gently used sports equipment for Real Options for City Kids (R.O.C.K.). They have provided a wish list of items;
  • Footballs (middle school and elementary school), Volleyballs, Soccer balls, Basketballs, Kickballs, etc.
  • Badminton equipment – racquets and birdies
  • Pickleball equipment – paddles, balls, nets
  • Scrimmage pinnies/mesh jerseys
