$10 million and up: Who’s Buying?

The luxury real estate market in Marin County has experienced notable fluctuations in recent years. From 2019 to 2021, there was a significant increase in homes sold over $10 million, peaking at over 20 sales. This surge likely reflects heightened demand for luxury properties during the pandemic, as affluent buyers sought larger homes with premium amenities in desirable suburban areas.

However, sales began to decline after 2021, with the trend continuing into 2023 and 2024. The slowdown may be attributed to economic factors, such as rising interest rates, financial market uncertainty, and reduced buyer urgency in the high-end market.

Notably, the county’s biggest sale of the year closed at $23.5 million in late September.

These recent transactions suggest that while there has been a general slowdown in the luxury market, there remains a demand for high-end properties in Marin County. Factors such as property uniqueness, location desirability, and buyer motivation continue to influence sales in this segment.

Selling a home is always a significant milestone, but when a friend reaches out to discuss selling their home, it becomes an even more rewarding experience. Recently, I had the pleasure of helping a  friend sell her beautiful home at 101 Hanken Dr in Kentfield. Here’s how we attracted the right buyer in just 5 days of being on the MLS and ensured a smooth closing process—despite a last-minute hiccup!

Starting Early: The Key to a Seamless Sale

One of the biggest advantages in this sale was timing. My friend contacted me early in the year, which gave us ample time to strategize. Her home had been meticulously cared for and recently remodeled, so we didn’t need to make major renovations or updates. However, even the most well-maintained homes can benefit from thoughtful preparation before hitting the market.

We decided to do a partial stage, adding simple yet impactful touches like accessories, plants, and rearranged furniture. This allowed the home’s best features to stand out—its open, airy spaces and breathtaking hillside views. The goal was to create a calm, inviting atmosphere that would resonate with potential buyers, and mission accomplished! With these staging adjustments, the professional photos truly shine!

Hitting the Live Market—and Finding the Right Buyer

After we went live on the MLS, the response was immediate. Within 5 days, we attracted the right buyer who fell in love with the home’s tranquil setting and treehouse-like vibe. A Last-Minute Challenge

On a Sunday, the A/C stopped working—an issue no seller wants to deal with so close to the finish line! Luckily, I was able to contact my trusted HVAC vendor, and they arrived first thing Monday morning to fix the problem. Thanks to their quick response, the repair was done in time, and we closed escrow as planned the following day.

A Win-Win for Everyone

The buyers are thrilled with their new home, and my friend is excited to begin the next chapter of her life. For me, this sale was a reminder of how important it is to start early, prepare thoughtfully, and have a network of reliable vendors on hand to address any last-minute surprises. From staging to navigating unexpected repairs, it was a smooth, successful transaction that left both the buyers and sellers happy.
